Once completed, click “Done” to submit your request. This will automatically be sent to us, allowing us to inform the owner and assign a tradesperson. Using the portal also provides you with the ability to track the progress of your request and access the contact details of the assigned tradesperson, should you need to reach out to them. Alternatively, you may email us your maintenance request if preferred.

During a routine property inspection, we typically looks for a range of issues that could affect the condition, safety, and functionality of the property. Here are some key areas they may focus on: Overall Cleanliness and Maintenance, Safety and Security, Structural Integrity and maintenance. We conduct these inspections to ensure that the property remains in good condition, remains compliant with local laws, and that tenants are following the terms of their leases. Regular inspections can also help in addressing issues before they become bigger, more costly problems.
If a tenant wants to get a pet during a tenancy, they must seek written approval from the property manager/owner to keep a pet at the rental property. They should formalise their request by completing a Request for approval to keep a pet in a rental property (Form 21) to seek the property manager/owner’s approval.
The property manager/owner must respond to the request in writing within 14 days of receiving the request form and state two key pieces of information:
If the property manager/owner does not respond within 14 days, or the response does not satisfy the legislative requirements mentioned above, the pet request will be automatically approved.

If you do not with to renew your lease agreement, you will need to complete the notice of intension to leave form and give our agency 2 months notice. If you are wanting to break your lease you will also need to complete the same form and speak to the property manager who will then send you all the break lease information and will go through the steps to re renting the property in a timely manner.

You do not need to be home when we conduct the routine inspections or trades people are needing to attend. Our office has a set of keys that we can use to access the property. If we are to give tradespeople keys, we have them sign them out and return them the same day. We do ask that if you have any pets to let us know so we can make sure our staff and trades people are safe.
In Queensland, tenants can only be charged for water if the property meets certain criteria. Specifically, the property must be individually metered, and it must be considered “water efficient.” This means that things like water-saving devices (e.g., efficient taps, showerheads, and toilets) must be installed. If the property does not meet these requirements, we are not able to charge the tenants for water usage.
If the property is eligible for water charging, tenants are typically billed for the water they use based on the metered reading, and this is generally passed on to them in the form of a water invoice. However, there are a few important points to remember:

To prepare your property for permanent rental, there are several essential tasks that need to be addressed:
As a landlord in Queensland, you have certain responsibilities when it comes to property maintenance, which are outlined under the Residential Tenancies and Rooming Accommodation Act 2008. Here are the key maintenance duties you are generally responsible for:
It’s essential to act quickly to fix any issues that arise and communicate clearly with tenants about responsibilities for both routine and urgent maintenance.
Our PropertyMe system provides owners with their own personalized portal, granting access to all documents shared with tenants, monthly statements, end-of-financial-year statements, and a detailed view of all maintenance requests along with their progress. Our property management team prides itself on transparency, and PropertyMe serves as the central platform to deliver this commitment to you.
Rent cannot be increased unless it has been at least 12 months since the current amount of rent became payable. The 12-month period applies even if the last rent increase was related to a different tenancy agreement with another tenant or by a previous agent or owner of the property.
Screening potential tenants is a crucial step in ensuring that you find responsible and reliable renters for your property. Here’s a step-by-step process we follow:
Landlord insurance is crucial for several reasons, offering financial protection and peace of mind for property owners who rent out their properties. Here are some key reasons why it’s important:
In summary, landlord insurance helps minimize the financial risks associated with renting out property, providing coverage for both physical damage and liability while ensuring a steady income stream in times of loss.
We handle all aspects of maintenance on your behalf. This includes sourcing quotes, sending them to you for approval, and taking the necessary steps to proceed once approved. Additionally, we manage the payment of invoices, alleviating any extra stress for you.
When a tenant vacates a rental property, they have several responsibilities to ensure the property is returned in good condition and to fulfill the terms of the lease agreement. Here’s what tenants are typically responsible for:
Once the tenant returns the keys, our property manager will conduct the vacate inspection. During this inspection, we compare the condition of the property at the time of the tenant’s entry to its current condition upon vacating. The tenant is required to return the property in the same condition as when they initially took possession. We will document the inspection with photographs and generate a detailed report, which will be sent to you and made available on your owner portal for your review.
